On 7 October 2026 the Reserve Bank of India raised the repo rate by 25 basis points, to 5.50 per cent. It was the first increase after a long run of cuts and holds, and the Monetary Policy Committee changed its stance from neutral to what it called calibrated tightening. For anyone with a floating-rate home loan, or anyone about to take one, that one decision reset the home loan interest rate 2026 buyers will carry for years, and changed a number they will pay every month for twenty.
This piece works through what a ₹2 crore home in central Mumbai actually costs once a loan is involved. It covers the cash you need before the first EMI, the EMI itself at today's rates, what a 50 basis point move does to it, fixed vs floating home loan choices, and the total-interest figure that most buyers never compute before they sign. Every number here can be checked on any home loan EMI calculator Mumbai banks run, including the one on our For Buyers page.
What ₹2 crore buys in central Mumbai
In the Bandra-to-Worli corridor, ₹2 crore is an entry price, not a family-flat price.
Our Mahim guide puts new 1 BHK flats there at ₹1.6 crore to ₹2.4 crore, while 2 BHK flats in Mahim start at around ₹2.8 crore. Near the maidan the gap is wider: among flats near Shivaji Park Mumbai, older 2 BHK listings start at about ₹2.7 crore, and that buys around 600 square feet in a building that has not yet been redeveloped. So a ₹2 crore budget in this part of the city buys a well-placed 1 BHK, or a compact 2 BHK in an older society that may be heading into redevelopment. A buyer set on 2 BHK flats in Mahim needs a budget closer to ₹3 crore, and a loan of about ₹2.1 crore to match.
The cash you need before the first EMI
A ₹2 crore home cannot carry a ₹2 crore loan. The RBI caps the loan-to-value ratio at 75 per cent for homes priced above ₹75 lakh, so the largest loan a bank can sanction on this flat is ₹1.5 crore. People search for the EMI on 2 crore home loan amounts every day, and on a ₹2 crore home that loan does not exist.
The rest comes from savings, along with three costs that cannot be financed at all:
- The down payment: ₹50 lakh, the 25 per cent the bank will not lend.
- Stamp duty: the stamp duty Mumbai 2026 rate is 6 per cent, or 5 per cent for a woman buying in her own name. On ₹2 crore that is ₹12 lakh, and it is charged on the agreement value or the ready reckoner value, whichever is higher.
- Registration fee: 1 per cent, capped at ₹30,000.
- GST, on an under-construction flat only: 5 per cent, or ₹10 lakh. A ready flat with an occupation certificate carries none.
The stamp duty Mumbai 2026 rate is the same as last year's. Banks leave it out of the loan calculation. Add it up and a ₹2 crore home needs ₹62.3 lakh of your own money if it is ready, and ₹72.3 lakh if it is under construction.
The EMI on a ₹1.5 crore loan, at today's rates
The home loan interest rate 2026 borrowers are quoted depends on who is asking. After the October policy, published starting rates at the large lenders run from about 7.25 to 7.5 per cent, for salaried borrowers with credit scores above 750. Most borrowers see a home loan interest rate 2026 quote between 7.75 and 8.5 per cent once the score, the loan size and the employer are priced in. The examples below use 8 per cent as the middle.
On a ₹1.5 crore loan at 8 per cent:
- Over 20 years the EMI is about ₹1,25,500 a month, and total interest comes to about ₹1.51 crore.
- Over 25 years the EMI is about ₹1,15,800, and total interest comes to about ₹1.97 crore.
- Over 30 years the EMI is about ₹1,10,100, and total interest comes to about ₹2.46 crore.
For readers who came here for the EMI on 2 crore home loan figure: at 8 per cent over 20 years it would be about ₹1,67,300 a month, but no bank will lend that much against a ₹2 crore home. On flats near Shivaji Park Mumbai sellers price from ₹2.7 crore, the whole table above grows by about 35 per cent.
Look at the last line again. Stretching from 20 years to 30 lowers the EMI by about ₹15,400 a month and adds about ₹95 lakh of interest. Any home loan EMI calculator Mumbai lenders publish will show that trade if you move the tenure slider all the way across.
On a twenty-year loan at 8 per cent, the bank collects more in interest than it lent you.
What a 50 basis point move does
The October hike added 25 basis points to the home loan interest rate 2026 floating-rate borrowers pay. On the ₹1.5 crore, 20-year loan above, that adds about ₹2,350 a month to the EMI. A full 50 basis point move, to 8.5 per cent, adds about ₹4,700 a month and about ₹11.3 lakh of interest over the life of the loan.
A home loan EMI calculator Mumbai lenders publish will show the EMI rising. Banks rarely raise the EMI, though. When a floating rate goes up, most lenders keep the EMI where it is and extend the tenure, and the borrower finds out from a statement. On this loan, a 25 basis point increase stretches 20 years to about 21. A 50 basis point increase stretches it to just over 22, which means roughly 26 extra EMIs of ₹1,25,500 each, or about ₹32 lakh.
RBI rules from 2023 require lenders to tell you, at every reset, that you can choose a higher EMI instead of a longer tenure, or prepay. Take the higher EMI if you can. A two-year extension at age 35 is a loan you are still paying at 57.
Fixed vs floating home loan, honestly
The fixed vs floating home loan question is simpler than the sales pitch makes it.
Most loans sold as fixed in India are fixed for a period, usually two to five years, and then convert to floating. The fixed rate is usually set 50 to 150 basis points above the lender's floating rate on the same day, and fixed-rate loans can carry a prepayment charge if you refinance with another bank. Floating-rate loans to individuals cannot carry a foreclosure or prepayment penalty under RBI rules.
So in the fixed vs floating home loan decision, a fixed rate is insurance. The premium is high. It makes sense for a borrower whose budget breaks if the EMI rises by ₹5,000, and who plans no prepayments. For everyone else, floating is cheaper across a full cycle, and the October hike is a reminder of what that cheapness costs on the way up. Floating loans linked to the repo rate must reset at least once every three months, so October's increase reaches most borrowers by January.
How much home loan can I get on my salary?
Lenders work backwards from income. Most cap all your EMIs, including car loans and any personal loan, at 50 to 60 per cent of net monthly income. To carry a ₹1,25,500 EMI with no other loans, a household needs a net monthly income of roughly ₹2.1 lakh to ₹2.5 lakh. For 2 BHK flats in Mahim at ₹2.8 crore, the same sum needs about ₹2.9 lakh to ₹3.5 lakh a month, and flats near Shivaji Park Mumbai sellers price from ₹2.7 crore need almost as much. Any home loan eligibility calculator India's banks publish will do this sum, but it does the bank's version of it.
A home loan eligibility calculator India's lenders publish answers the question every buyer types, how much home loan can I get on my salary. The better question is how much you can repay while still saving, and the answer is usually 20 to 30 per cent less.
Buyers abroad face different loan rules, covered in our guide to buying a Mumbai flat from abroad.
Prepayment vs tenure reduction home loan maths: the cheapest fix
The single largest lever on total cost is not the rate. It is what you do with a bonus.
Run this on a home loan EMI calculator Mumbai lenders publish. On the same ₹1.5 crore loan at 8 per cent, a prepayment of ₹5 lakh at the end of every year, with the EMI kept unchanged, closes the loan in about 11 years and 10 months instead of 20. Total interest falls from about ₹1.51 crore to about ₹83 lakh. That ₹68 lakh is larger than any rate negotiation will win you.
The prepayment vs tenure reduction home loan choice matters here. After a prepayment, the bank will offer to lower your EMI or shorten your tenure. Shortening the tenure saves far more interest, and on the prepayment vs tenure reduction home loan question it is the default worth asking for in writing. Under the old tax regime, interest of up to ₹2 lakh a year on a self-occupied home is deductible; the new regime, now the default, allows nothing.
Before you sign
Do the arithmetic first. Run your own numbers before you visit a sales office, not after. Open a home loan EMI calculator Mumbai buyers can check against the bank's, ours included, run it at three versions of the home loan interest rate 2026 lenders might charge you, 7.75, 8.25 and 8.75 per cent, and decide in advance which of those EMIs your household can live with. Ask the seller for the flat's ready reckoner value too, because stamp duty Mumbai 2026 assessments use whichever of the two values is higher.
Whichever side of the fixed vs floating home loan choice you take, ask the lender four things and get the answers in the sanction letter: the spread over the external benchmark, whether that spread can change during the loan, how often the rate resets, and what happens to your EMI or tenure when it does. A sanction letter that answers all four is worth more than a quote that is 10 basis points lower.
Price the flat itself on its carpet area, as our piece on carpet, built-up and super built-up sets out, because a loan sized on an inflated area is a loan on space you cannot use. The next Buyer Education piece adds up the rest of the bill, from brokerage to society transfer charges, under the title of what closing actually costs.
The ₹2 crore figure in this piece is an illustration, not a Gala price. Gala Habitats has three ongoing projects in the corridor: Paramount Matunga, Aakasa Shivaji Park and Aakasa Worli. All three are under construction, so the GST line above applies to them as well as the stamp duty Mumbai 2026 line. Each project page lists its carpet areas and MahaRERA registration, and the For Buyers page carries a home loan EMI calculator Mumbai buyers can run these figures through.
