Process Overview

How a Gala redevelopment actually proceeds.

A society redevelopment runs in different phases from first conversation to final handover. The phases below describe how Gala runs them, the order they happen in, and what the society can expect at each stage. Nothing is hidden in the legal text. If a phase is unclear at the time of signing, it should not be signed.

  • Step 01

    First meeting.

    No obligation, no proposal yet. The Gala team meets the society committee to understand the building, the members, the constraints and the aspirations. Most of this meeting is listening.

  • Step 02

    Feasibility study.

    Gala's team and consultants assess the plot, the available FSI, the regulatory envelope, the design potential and the financial model.

  • Step 03

    Written proposal.

    The development proposal is put on paper in full. New carpet area per member, configuration of new flats, corpus fund per member, transit rent per month, escalation, hardship compensation, parking, etc.

  • Step 04

    Member-by-member alignment.

    Gala does not push for the general body vote until the majority is satisfied. Where individual members have specific concerns (a ground-floor resident, a senior member, a tenant), those are addressed one-to-one.

  • Step 05

    Permissions.

    IOD, CC, environmental clearance, fire NOC, and all other statutory approvals are filed and tracked. Status is reported to the society in writing at every stage.

  • Step 06

    Vacation and transit rent begins.

    Members vacate on a coordinated schedule. Transit rent is paid in advance, on the agreed date, every month. Late transit rent is the most common failure mode in Mumbai redevelopments. At Gala, it is the single most-protected line item in the project finance plan.

  • Step 07

    Demolition and construction.

    The building comes down and the new one comes up to the spec set out in the agreement, with the same construction standards Gala applies to its sale units. Society representatives are welcome on site at any stage. Quarterly progress reports are issued to the committee.

  • Step 08

    Handover and OC.

    On Occupancy Certificate, members take possession of their new homes.

The committee receives one named point of contact through the entire process, from first meeting to handover. The contact is a person, not a department.

What the society doesn't risk

Delayed possession.

Gala has not missed a posted possession date. Redevelopment timelines are protected by the same internal processes as new project launches.

Transit rent failures.

Transit rent is funded from the project's secured finance plan, not from project cashflow. This is the most common failure mode in society redevelopments in Mumbai. At Gala, it is structurally insulated.

Quality compromises on the new building.

Existing members and new sale buyers share one building, built to a single specification. The materials, consultants and inspection regime are the same throughout, held to the standard of any Gala sale project. There is no separate, downgraded spec for the members' homes.

Hidden clauses or late surprises.

The development agreement is in plain language. Every commitment in the proposal sits on the same page as the legal terms. No verbal side-promises.

A society that chooses Gala is choosing the same developer that HNI buyers choose for their primary residence. The standards do not change.
